Rental terms and conditions

1. You are required to pay Eden Vacation Rentals Inc. a refundable security deposit per booking of a £100/$200, which is required at the time of your booking and the full rental amount is required six weeks prior to your arrival.

2. All reservations made less than six weeks before arrival date require the full rental amount plus the security deposit.

3. All reservations will be confirmed via email once these payments have been received and cleared. Once these payments have been recieved the villa directions, security codes and management contact details will be emailed to you.

4. In the unlikely event that we have to cancel your reservation due to unforeseen circumstances we will endeavor to place you in another villa of a similar standard in the same resort area. Should this not be possible we will refund all money paid and under no circumstances will any compensation be paid to the renter due to this cancellation/relocation of the booking.

5. Eden Vacation Rentals are pleased to accept payments by all major credit cards, paypal or cheque. Card and paypal transactions will incur a 4% charge. This charge can be avoided by paying by cheque, please make cheques payable to Eden Vacation Rentals Inc.

6. Any amendments to a confirmed reservation will incur a charge of £20/$40 admin fee.

7. There is not a minimum stay, however if you reserve a vacation home for less than five nights a cleaning fee will be charged (from $75) depending on the size of the home.

8. All final payments must be made six weeks prior to the arrival date. Eden Vacation Rentals will request payment by email and is the renters responsibility to inform EVR of any change of email address. Failure to respond to a final payment reminder could resolve in a cancellation of the reservation.

9. EVR prices quoted are valid for 14 days and are subject to change.

10. Pets are not allowed in any of our homes, failure to adhere to this notice will result in you being removed from any property and a charge made against your security deposit.

11. Smoking is strictly forbidden inside any of our homes.

12. BBQ'S must not be used inside the pool area and must only be used on the lawn area outside of the pool screen.

13. Pool heat can be provided at an additional cost of £30 per day/$45 for pools with spa's, i understand that should the temperature drop below 55 degree's the pool heater may shut off and there are no refunds for pool heat. Refunds will only be provided if the pool heater is physically broken.

Cancellation policy

I understand and accept the cancellation policy of EVR as follows...

If you should cancel your reservation please notify us in writing immediately as the following charges will apply... more than six weeks prior to your arrival date is loss of your security deposit, less than six weeks to your arrival is loss of all rental charges however the security deposit will be returned.

1. In the case of "force majeaure" your booking may need to be terminated prior to the conclusion of your stay, this is unlikely to occur although if this situation arises we will not be able to offer refunds. Your travel insurance may cover you for these charges.

2. EVR will not be liable for loss or delay due to strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, transport and aircraft grounding/delays.

3. All homes listed on EVR are of the highest standards, if for any reason your are dissatisfied with your vacation home then please contact EVR asap so that we can attempt to resolve the issue for you.

4. In the unlikely event that we have to make changes or cancel your booking, we will inform you as soon as possible. We reserve the right to cancel any bookings at any time and will only be held liable to refunds of monies already paid by you the client.

5. Please note that as Florida is a tropical state insects such as ants and a like are inevitable and are not caused for complaint. The villas are treated periodically as part of a pest control program and are professionally cleaned.

6. EVR/villa owners do not accept liability for any injury, damage or loss sustained by any member of your party or other persons entering the home during your rental period.

7. YOU ARE AGAIN REMINDED OF THE ADVISABILITY OF TAKING ADEQUATE TRAVEL INSURANCE FOR ALL MEMBERS OF YOUR PARTY.
